Bodenrichtwerte beziehen sich grunds\u00e4tzlich auf unbebaute Grundst\u00fccke. Der Bodenrichtwert ist kein Verkehrswert. Abweichungen des zu bewertenden Grundst\u00fccks in den wertbestimmenden Eigenschaften wie z. B. Art und Ma\u00df der zul\u00e4ssigen baulichen Nutzung, Bodenbeschaffenheit, Erschlie\u00dfungszustand und Grundst\u00fccksgestaltung bewirken Abweichungen seines Verkehrswertes vom Bodenrichtwert. Die Gutachteraussch\u00fcsse, die in Nordrhein-Westfalen bei den kreisfreien St\u00e4dten, den Kreisen und den gro\u00dfen kreisangeh\u00f6rigen St\u00e4dten eingerichtet worden sind, haben bis zum 15. Februar jedes Jahres Bodenrichtwerte zu ermitteln, die sich auf den 01. Januar des laufenden Jahres beziehen. Sie sollen bis zum 31. M\u00e4rz ver\u00f6ffentlicht werden. Aus allen verf\u00fcgbaren Bodenrichtwerten wird anschlie\u00dfend ein landeseinheitlicher Datensatz gebildet. Neben der Bereitstellung der aktuellen Bodenrichtwerte werden auch die Daten der vorangegangenen Jahre ab dem Jahr 2011 angeboten. Die vom Gutachterausschuss f\u00fcr Grundst\u00fcckswerte in der Stadt Wuppertal ermittelten Bodenrichtwerte sind f\u00fcr alle Jahrg\u00e4nge im jeweiligen landeseinheitlichen Datensatz enthalten.
